First, I have been doing your
typical wholesale deal, if there is one.
I just so happen to come across the TMT from another friend about a
week and half ago thought to myself what the heck give this strategy a shot as
I’ve been interested in learning owner finance deals and it says only ten
minutes to implement.
I thought what the hell I have ten minutes let’s give
this a try, it was quick as advertised Vincent had all the directions as to do
this, go here, post this there everything was right there just up to me to take
the ACTION!
I did just that went to CL
posted in the apts/housing for rent as instructed sent out the emails and texts
and I would say within 15 minutes I had started receiving response's to those
ads.
I was like wow!
So I started weeding through
them calling back and asking if they were open to a RTO type of deal and that
the incoming buyer would be responsible for payments, maintenance etc... had a
couple different people that expressed some interest so I had thought basically
get me more info, tire kickers or I just didn’t explain thoroughly enough,
which after today I'm sure it was the latter unfortunately.
I thought I had it down pretty
good until I heard Vincent on the phone with the seller, and realized I have
much to learn however with that said Vincent took the time today to call a
seller back that I thought for sure I had locked down.
I thought wrong!
Seller’s OBJECTION: he wanted
to know who would be living in the house so he could check credit and dti
etc...
I didn’t know how to overcome
the objection and could feel the conversation now going the seller’s direction.
I knew I needed to solve this
issue to move forward and I wasn’t capable at the time to do so, so I reached
out to the legend thanks by the way for taking my call (Vincent) and explained
to him that I implemented his strategy and I was at a cross road with a deal
and I needed his help.
This could be my first RTO,
sort of, I mean I didn’t actually get him closed, had to bring in the reliever
to save the day/game.
Vincent explained to me why
this was the objection and basically gave me the tools to get by it in the
future, thanks again, during the call he gave up plenty of gold nuggets to use
moving forward.
I cant tell you how much that
it will be worth, but I know its going to be huge as I feel like It connected
some more of the dots, if you will, to understanding not only the RTO process
but also how to handle thee objections.
I thought the call was
amazing, for Vincent it was just second nature, very matter of factual and to
the point..... that’s what people want.
I mean he busted it down for
the seller beyond what I did or could have and in the course of taking sometime
away from his family, not only did he save this deal but opened the door to
another as there maybe the opportunity to find a house for this seller to move
into as well!
So what happened?
I decided to implement the TMT
task. Followed up with the sellers. First round didn’t bear any fruit in the
way of a deal, but gained some pricelessknowledge and experience on the phone.
Second round of sellers BOOOM
got one to play ball, yes actually a former MAJOR LEAGUER willing to do a RTO
on his $1.8 million dollar house (CHA-CHING), and the possibility to find him a
RTO as well!
You tell me, does the TMT
